Why Our Local Market Refuses to Cool Down

If you’ve been keeping an eye on Southern California real estate lately, you already know it rarely plays by the rules. While national news reports cooling trends, our local market is proving just how resilient it really is.

According to the latest June 2026 data from the California Association of REALTORS® (C.A.R.), statewide existing home sales climbed 6.0% year-over-year to 279,880. But here in the South Bay, things get even more interesting.

Location, Location, Location

While the statewide median home price hovered around $904,640 (a tiny 0.4% bump from last year), the South Bay continues to operate in its own premium bubble. In inland spots like Torrance, Gardena, and Carson, buyers are facing highly competitive bidding wars for relative affordability. Meanwhile, coastal favorites like Manhattan Beach, Hermosa Beach, and the Palos Verdes Peninsula remain heavily insulated. Demand for the beach lifestyle isn’t going anywhere, keeping prices rock-solid.

The Inventory Crunch is Real

If you’re out there hunting for a home, you’ve likely noticed the biggest hurdle: there is just very little to buy. Unsold inventory across the state plummeted by a massive 18.4% year over year, leaving us with a tight 3.1-month supply. Because options are so limited, good homes are flying off the market. The median time a listing sits active dropped to just 23 days.

Sellers Still Hold the Cards

Sellers are definitely sitting in the driver’s seat right now. Properties are hitting a 100% sales-to-list price ratio, meaning buyers are routinely paying full asking price (or more) to secure a deal.

On the bright side for buyers, mortgage rates offered a little breathing room. The 30-year fixed rate ticked down slightly to 6.49%, nudging the Q1 affordability index up a bit to 22%.

Ultimately, the South Bay remains a total stronghold. With incredible schools, stunning beaches, and tight-knit neighborhoods, it continues to be one of the most desirable—and stubborn—pockets of SoCal real estate.
